Home prices are rising and homes that are priced well and show well are in some cases generating multiple offers! This is exciting news for our local real estate market.
“The scorching Phoenix weather has not been a deterrent to buyers who have felt continuing pressure of low inventory and lots of competition. The number of active ARMLS listings has dipped below 20,000 for the first time since 2013 and currently matches the low levels we seen 2005. Typically inventory accumulates and buyer activity slows down the second half of the year in Phoenix, but that may not be the case for 2015. Metro Phoenix is down to 2.5 months’ inventory at current absorption rates.
We do not fear another bubble any time soon because rental prices are in line with mortgages, and the economy has stabilized in many arenas. Enough time has passed for a market re-calibration to happen. Typical, slow price growth prevails.
