Braemar Property Values: May-June 2015 (Carriage Series)
Let me start with an apology to my regular readers. This Braemar Property Value Report is a little later than normal. For the first time in years, I took a week off during the summer. And of course, any real estate agent will tell you, as soon as you start the vacation, business goes nuts. So getting back to work mean doing double time.
This particular Braemar Property Value Report will cover sales of Braemar Carraige homes from May and June. Carriage homes are characterized by the lack of an attached garage. Rather, if they have a garage at all, it is detached and sits in back of the home. The floor plans, from smallest to largest, are: Maplewood, Norwood, Oakdale and Parkdale.
There were six Braemar Carriage homes that sold between May and June. The majority were Parkdales, the largest model. The sales prices ranged from $296,625 to $404,000. The average of all six sales gives us our new average market value for Braemar Carriage homes of $371,038. That means nearly a 3% decrease in value since last month, but a slight increase in value since last year.
If you placed your Braemar Carriage home on the market, priced to current conditions, you could expect it to be under contract in an average of eighteen days. You could also expect a buyer to ask for an average of 1% of the sales price in closing cost help.
