Why Is the Rent in Cobb County Georgia So High?

Welcome to 2015, the Year of the New Atlanta Braves Stadium!  Since the announcement that the Atlanta Braves were moving out of the city and into the suburbs of Cobb County, the housing market has been in an upheaval.Atlanta Braves Move to Cobb County

Once the gnashing of teeth abated over traffic problems, higher taxes and road construction projects, you could almost HEAR THE CONTRACTION OF THE RENTAL MARKET IN COBB COUNTY.

A couple of things are at work, making even finding an available rental nearly impossible:

1.  Cobb County has historically had a relatively low number of apartment complexes.

2.  The City of Marietta has recently announced it's intent to purchase and re-develop a large swath of property along Franklin Road near Interstate 75.  Targeted for re-development are many, very large apartment complexes that house thousands of low to moderate income households.

3.  Occupancy rates of apartment complexes are holding at over 95% and RENTAL RATE INCREASES ARE THE RULE, not the exception.

4.  Inventory of rentals of privately owned single family homes is lower than we have seen in nearly 10 years.

5.  Property owners who had previously been unable to sell a home are no longer underwater as property values continue to recover.  Those homes that had been rentals for the last 6-8 years are now being offered for sale rather than for rent.

Simply from this cursory look at the Cobb County Rental Market, you can see that it is unlikely that things will change in favor of prospective tenants in the next few years.

As of August 8, 2015 there are only 182 ACTIVE residential rental listings available via GAMLS for all of Cobb County.

So, what is the answer?

Sam Shueh yes, it certainly could prove to be cheaper to buy in Cobb County rather than rent and for sure, the mortgage payment will remain constant as opposed to rents which are sure to continue to rise year after year.

Great explanation, Jenna. Our rental rates have typically been high but are now seeing a little softening because of all the new units coming into the market they last couple of years.

Debbie Reynolds I don't think a softening of the rental market is in our near term future.  We will see new units coming on in the next 12-18 months but from the looks of things they are not going to be what I would call affordable.

Michael Jacobs in the last five years I would have called rent v own a break even concept.  Now the rental inventory is nearly non-existent.  Any new build apartments are going to be very expensive and located near the new stadium.

I bet some players will be looking to rent there too.  They don't want to buy in case they get traded LOL, but what a great time to buy in Cobb county before the stadium makes the move. 

PS- after a lenthy discussion about the stadium moving Donald said we'd just have to stay overnight after games in 2017.  PPS- Donald and I have never seen the braves in person when they didn't win.  You'd think they'd pay us to be there.

Tammy Lankford the rents should be right in line with a pro baseball player's salary!  Now is a great time to buy, as time goes on I believe the home prices will continue to rise as well.

PS No reason not to spend the night, especially once they put you on the payroll!

I didnt know they were moving so that is some news. We have a shortage of good rentals that is leading to higher prices as well.

Scott Godzyk It seems to have been a well guarded but long planned secret.  Once they sprang it on the citizens the speed at which developments started and roadwork began was startling.  I've never seen zoning move so fast!  LOL
