DON'T TELL YOUR CLIENTS TO CALL ME TO VIEW A PROPERTY WHEN YOU ARE AWAY...

Streetsville Real EstateSo, you're away for a few days... and you didn't engage the services of a colleague to take your calls while away  (which in my opinion is a big mistake).  I always want to provide great service to my clients whether I am away, or in town.  I always arrange with another agent to take my calls, when I am away and we sign a Vacation Agreement outlining what refereral fees will be paid.... so there is no misunderstanding on any scenario that could arise. 

Then one of your clients calls, texts or emails you (obviously they don't know you're away becaaue you didn't tell them) saying they saw a property they  have to see today as it looks perfect for them ... and asks that you please book an appointment to see it. 

 

What do YOU tell them?  

  1. Do you tell them you are away and tell them to call the listing agent and ask to see the property?
  2. Do you call one of your colleagues and ask them to take your clients to see the property?
  3. Do you give the other agent a referral fee if an offer is accepted?
  4. Or do you tell them you are away for a few days and will be back in two days, and you will show it to them when you return.

One thing I would NEVER tell them to do is call the listing agent and waste their time.  To me that is very unprofessional..and taking the lazy way out.

 

But if I do get a call from someone I don't know asking to see one myStreetsville Real Estate
listings, I take advantage of the opportunity if I can.  

I always pre-qualify them on the phone and ask them if they are currently working with another agent, and if they have a Buyer Representation Agreement in place.  If they do, then I tell them I cannot show them the property as they under contract with their agent and I cannot interfere with that.

I continue and ask them if they have a mortgage pre-approval, so I know they have their financing in order and know exactly how much money they can afford to spend on their new home.

But, please don't ask YOUR clients who you have under contract to call me when you are away and waste my time!

Joe Jackson - it drives me crazy when agents do this... I always try to ask a lot of questions before taking these people out... and one of the first ones is "are you working with another agent?"
