The Peppertree Ln./Driftwood St. Area

This is the first in a series of stops on our tour of Upland, Ca. neighborhoods. The longer that you live in a neighborhood, the more important it will become to you. It's likely that you will make friends that will last a lifetime. You will see changes in the landscape as trees mature and new homes are added. Folks around you will gro, mature, move away and new neighbors will move in and expand your friendships. Also, your neighborhood may have to face challenges (the garage rock band, street dragsters, floods etc.) which you will all face together. You will certainly build a bond, no matter what the cause.
You may not recognize the hold that a neighborhood has on you until time to move away and then return for a visit. The people you know or knew and the familiar area are responsible for many great memories, rekindled as you drive down the street where you once lived. Trust me..... I speak from wonderful experiences.
The PEPPERTREE Ln./ DRIFTWOOD St. Neighborhood
Historically, this area was in the citrus growing "upper lands" of Ontario, CA. As the area population grew, it was later incorporated as UPLAND, CA. The lemon groves gave way to family homes and a growing community and remains a bedroom city for Los Angeles and surrounding areas.
Peppertree Ln /Driftwood is bordered by Mountain Ave., 21st St., San Antonio Avenue and Kenwood Ave.
Pride of ownership typifies this area of approximately 250 homes, most of which were built in the later 1970s or early 1980s. There are several new homes in the area too. It is an all residential area but only minutes from shopping, dining, recreation, parks schools and transportation.
Homes that were sold in the last 12 months were almost evenly split between new construction and resale homes. Seven sold homes were resales and there are only 3 active resale listings right now averaging only 23 days on the market.
Again, for the past 12 months, the average selling of homes in this area was $616,374 for a home of 2,520 average square feet, on lots all measuring around 10,200 sq. ft.
Frankly, many of Upland's neighborhoods have similar tree lined streets and show the care and pride of ownership of this beautiful area.
