I Do Not Have Time to do SEO, Should I Give in to Zillow and Trulia to get Buyer leads?

I have been successful in claiming a market. Unfortunately it is not a market where property is selling fast or for big dollars. The last time I did an Absorption Study, I found that there were about 40 months of inventory. Many of my transactions are dual agency transactions for vacant land but the sale prices are small. I dominate the market and sell for the highest prices per acre for large (~40-acre) lots near Seligman, Arizona. I now have over 75 listings. I have been listening to  Katerina Gassett (Nestor & Katerina Gassetand others about how to blog and how to do SEO. She has a lot of good ideas and good methods. However, doing the SEO work is extremely time-consuming. I am finding it to be totally impractical to follow Katerina's teaching for SEO.

To keep things simple, I see Zillow, Trulia, Realtor.com and the like as providing leads at a pretty high cost in $$$. I see doing the SEO as being very time consuming and robbing me of time and further opportunities which eventually cost me more $$$. I hate the lead aggregators with a passion and it will cause me a lot of emotional pain to buy leads from them.

Most of my time is spent obtaining listings and doing the work necessary to get them ready to sell such as doing the listing paperwork, marking corners, taking photos, putting up signs and writing descriptions. Doing the work at the sites of the listings is quite time-consuming. It takes a long to find corners and take pictures on a 40-acre lot. This work is not leaving time for me to do my marketing and especially SEO. My commissions are not presently high enough or often enough for me to hire help.

Perhaps spend a little more time to find an acceptable vender to handle your blogging and other SEO activities. I know of some agents that are getting very good service & results with overseas techs. You can google Chris & Mike Farkas in Bellingham WA and ask them who they are using. My vote is "don't give in".....

Thanks, Dan Pittsenbarger, for your comment. If I can find someone who can help me with Facebook advertising and Wordpress blog maintenance that could be a solution. I have not had good luck with delegating this type of work.

I hire professional photographers for my high-end listings, the rest I do my own photography.

As I mentioned in my blog post, it will be painful for me to pay Zillow and Trulia for leads.

The money you kick out for leads is usually money wasted.  Besides...you are a Professional...what deal with a NON-Professional site?

Start talking to everyone you know.  I talk to at least 10 people everyday.  I make a list the night before woith numbers and call inbetween appointments.

William Feela -- I have not bought leads from Trulia for a long time and that was a terrible experience. I have never bought leads from Zillow and I hope to not do that now.

I believe some Facebook advertising should bring some new Buyers to the little-known area.

I just bought a 78-acre parcel with a well, on-the-grid electric and a stable there myself, so now my advertising will be for my own property as well. This one will be a development opportunity for me or someone who could buy it.

John Mosier I have heard of people that have had success with Trulia & Zillow on paid leads. That has not been my experience nor my colleagues experience. I found the leads to be of low quality with the vast majority of them not responding to telephone or email contact attempts. Waste of money, sir.

William Feela -- I agree with you on the point that Zillow and Trulia, as well as Realtor.com are using our listing data to sell to Buyer's Agents. I suspect that hatred for these runs deeper with Listing Agents than for Buyer's Agents.

Doug Dawes -- The leads I find on my own are "highly profiled" to like the neighborhood in which I sell. The town of Seligman, AZ is less than 500 people. The economy is entirely tourism based on Seligman being "The Birthplace of Route 66." When I get questions that come from the ZTR sources, they ask all kinds of stupid questions like

  • How far is Costco?     Ans:  About 2 hours away in Prescott
  • How far is Wal-Mart?  Ans: Flagstaff, Kingman, or Prescott
  • Is there a place to fish? Ans: Colorado River

I think I may hire someone to maintain my social media posts and my Facebook advertising.

your listed website is only a landing page for a home valuation.  Do you have an actual site? I'd love to offer you some tips for free if I could look at your site. SEO isn't all that hard or time consuming.  Some blogs with good long tail search phrases as headlines, some good searches, IDX available.  And perhaps spending a little money on a PPC campaign.

Thanks, Tammy Lankford, for your offer to help. I have several websites. The one with most of my listings is at SeligmanAZ.US.  The problem with this neighborhood is that very few people know about it. Not many people search for this type of property. One might consider it to be a "long tail website" if there is such a thing. I am down 8 to 10 listings on getting them on the website. A tour for one of my best new listings was posted recently on AR. This listing is a great property but it is in a little-known neighborhood.

I believe some focused Facebook ads could produce some good leads for the whole website as well as leads to sell this cabin. I just bought a 78-acre property immediately adjacent to this cabin.

I have been working to build my business in Prescott. I can't stop with my Seligman properties because that is where my closings are happening.

I'm 90% a LISTING Agent so Zillow & Trulia Buyer leads are the wrong direction for my practice !

I'm experimenting with Property Posts on my two FB Business Pages. I'm boosting them to a very narrow/defined Target Audience. It's more valuable for me to get in front of 7,000-10,000 FB users from a targeted town or zip than become a Buyer Agent from paid leads !

Good morning John Mosier,

Don't let anyone tell you it was your fault.  Most of the agents I've talked with, all around the country, have also had bad experiences with Trulia.

I did a quick check of your area.  I believe Seligman will always be tough for you, simply because of the low population.  When it comes to generating internet buyer leads, bigger is usually better.  Prescott and Prescott Valley should be more active because more people know those names.  Of course, on the other side of the coin, you will have more competition in Prescott.

One thing that should help bring more exposure for your Seligman listings would be to post them right here on AR.  You've done a great job to dominate that market, but you're a big fish in a small pond.  I think you're making the right move by starting to expand your business into Prescott.

Thanks, Bruce Brockmeier, for an excellent summary of my situation. I always knew bigger is better. I have a couple of great land listings in Prescott but they will be hard to sell.  I have been working on building my website at AllAbouPrescott.com but the Seligman stuff is taking all my time. I bought 78 acres near Seligman that is to become my "Land Flip" project.
