The Borrower is a professional commercial real estate land lord that was in need of some capital so he can do some improvements to his commercial retail building to make the inside of the building more modern and to give the outside of the commercial retail building more curb appeal. The borrower is retired and could not get a conventional loan from the bank because of past credit issues. The borrower owns a large commercial real estate portfolio. So we funded a $120,000 Second Trust Deed. The borrower was happy with our hard money loan terms because he got all of the capital needed to do the improvments and that we had no pre pay in the hard money loan terms. We closed this commercial hard money second trust deed investment in six days.
