West Bellevue’s real estate market remains in the Seller’s zone
This Week:
The median list price this week in West Bellevue is $2,250,000 up from last week’s $1,989,000. Inventory has been tightening and days-on-market increasing recently. The Market Action Index (MAI see chart below) has basically been flat, not providing strong indications for market conditions.
Average days-on-market (90 days) up from last week’s (84). Average price per sq ft. ($550).
Supply and Demand
In the last few weeks, the market has been at a stasis point in terms of sales to inventory. However, prices seem to continue to fall a bit. Technically supply levels indicate this is a Seller’s market so it is likely that the downward pricing pressure will be light or variable. Watch for an up-shift in the MAI before price stability is achieved.
Prices
Prices in the west Bellevue market have notched downward again this week. We continue to pull back from the market’s highs. At this point, we will be looking for a persistent upward shift in the Market Action Index as a leading indicator for a trough in prices. ..
