So, You Want to Sell Your Own Home!

Selling your most valuable possession with years of memories can be a traumatic experience.  Shouldn't you let a professional guide you through that experience.  a FSBO (For Sale by Owner) home Seller is generally, only interested in one thing. They don't want to pay commission to anyone. (The Real Estate Agent), but they will spend money on signs, advertising on web sites and, who knows what else!

Before taking that Giant step to selling your own home, here are a few facts to consider.

Disadvantages of Selling your own home.

Advertising -  Most Sellers put a sign in the yard. in hopes someone passing by will see it and want to buy it. There are internet sites and other forms of advertising available to the Seller, but it all costs money.

Showings -  Trying to sell a home involves a lot of time answering the phone, answering the door on passer-by's or just being available for the public.

Pricing - If the price doesn't compare with like homes in the area, the home may never sell.

Paperwork - The Legal paperwork that needs to be filed, which protects the Seller, as well as the buyer, can be monumental.

Negotiations - Not all home sales go according to the Sellers plan. When there are issues that arise, it is up to the Seller to work it out with the buyer and can be a headache on the solutions.

Appraisals, Inspections - This is another area that the Seller will encounter during the process.

Qualifying Buyers - People knock on the door wanting to see the home, even though they are not financially qualified to buy.

 

Advantages of having a Real Estate Agent selling your home.

Advertising - The Real Estate agent has the advantage of showing your home on the MLS to every agent in the area and potentially, to all of their buyers.  Social medial and Real Estate sites are all part of the commission cost. Thousands of people can visit your home through photos, videos, or both, without having to enter the home.

Showings -The Real Estate agent can show the home whether the Seller is there or not.

Pricing - The experienced Real Estate Agent has the tools to accurately suggest a starting price that allows the home to be competitively priced with other homes in the area.

Paperwork -  The Real Estate Agent will handle all the paperwork, contracts and such, while explaining what it all means to the Seller.

Negotiations - It is always better to have someone represent you, taking the stress and burden off you.  The Real Estate Agent will represent you and negotiate with the Buyers agent to work out issues.

Appraisals, Inspections - The Real Estate Agent will make arrangements for the Appraisers and inspectors to enter the home, taking that responsibility off of the Seller.

Qualifying Buyers - The Real Estate Agent will pre-qualify the buyer ahead of time, to make sure they can afford it, before entering the home.

The whole process of Selling a home can be emotional and time consuming.  In the end, you may have a Real Estate agent stop buy with a potential Buyer, even though it is a FSBO.  If the Buyer likes the home, you will be asked to pay the commission or a fee to be able to sell the home to that Buyer.
