580 Scores FHA & VA Financing without Overlay

We  offer 580 scores for FHA financing, as well as 580 scores for VA financing.  No overlays, as a direct lender, all decision making, processing, underwriting, and doc draw is done in office.  Our goal is to close each and every file within 30 days of receipt of the executed purchase agreement .  At present I work with no less than 500 real estate agents, and most builders in the state of the Texas as their back up for what their preferred or local lenders cannot get done.  We offer same day accurate prequalifications, that are issued only having reviewed credit, income, assets, and running the automated underwriting system.  

FHA down to a 580 score, 3.5% down

Max DTI of 43% with scores under 620

Max DTI of 57% with scores over 620 and automated approval

 

VA 100% financing down to a 580 score

Max DTI 48%, no automated approval required

my husband and I have a 590 and a 619 equifax credit score only have a few (or one) tradine account on our credit history, and we have no way of providing proof of rental history (we live rent free in a house that my dad owns and he has allowed us to live rent free in order to save money for our new home purchase) is there a way to get approved when the underwriting process comes around? We already got a pre approval but now we are stuck in a stand still point because of all of these risk factors. We only have one revolving credit card account and even that one account has only been open for 6 months. Please let me know anything I can do in order to move this process along??!!!
