Weston luxury homesAn open house can be a great way to get potential buyers through the door and into Weston luxury homes, including yours, to see just what it has to offer.

While most open houses go off without a hitch, every year there are reports of real estate personnel and home owners being robbed or worse. This can happen during a regular requested tour of Weston luxury homes and during an open house.

This is why it is so important for both real estate professionals, home owners, and open house visitors to protect themselves and their Weston luxury homes during an open house event.

OPEN HOUSE SUGGESTIONS

If you decide to allow your Weston luxury homes to be included in an open house there are a few suggestions to consider:

Let Your Realtor Host the Open House:  It may be best to allow your real estate professional to host the open house. Since they are experienced in the process, it will save you time and effort in trying to publicize the event.

It is your home so you have a right to know how the event will be conducted. As you finalizing the details with your realtor, find out how the specifics on how they hold an open house. Obviously, their primary objective needs to be marketing Weston luxury homes, but safety issues are just as important.

Ask them the following questions:

  • Do they keep a sign-in list?
  • Do they try and be present as people view the home?
  • How do they follow up?
  • What other safety measures, both personal and for the property, do they employ?

Simple Open House Preparations:  If you decide on hosting an open house yourself, then make sure you are personally prepared.

·         Ask a neighbor or friend to stay with you while the open house is going on.

·         Make sure your cell phone or your home phone is always near you.

·         Have an emergency number entered into your speed dial system.

·         Make sure you always have a clear path to an unlocked exit when showing the house no matter how friendly or innocuous someone appears.

Learn from the Competition: Visit open houses nearby to how your competition stages their home. Listen to what the realtor points out as special features that you may be able to use or enhance in your own home.

Protect Your Important Documents: Store your important documents such as birth certificates, social security cards, and passports as well as any valuable jewelry or irreplaceable heirlooms in a safety deposit box or non-removable safe.  Stow away any valuable or sentimental decorative items during the open house.

Personalize with Something Memorable: Baking cookies in the oven and giving them away to visitors is a great way to not only get these potential home buyers thinking about your home as one that is warm, and comforting, but that sweet treat may be what keeps them thinking about your property.

All of these may sound trite and overly cautious, but your goal to get a home sold and to do it in the safest most prudent way possible.

Good luck and enjoy your new adventure!
