All I need is a miracle!!

A few times over the past few months I have felt like I needed a miracle to keep going.  The market was looking bad and it seemed like the only people looking to refinance their homes were completely upside down or 4*30 on their mortgage.  And now spring is here and my seasonal depression is under control (self diagnosed during a long winter!!) and I can't help but be curious.  Is anyone else much slower than they would normally be?  I feel like I shouldn't have time to think right now and it's all that I seem to be doing!  Sitting around trying to think up some new ways to generate some business.  I have read more than a few good posts with some great ideas, and I think it's time to put a few to the test.  So, is anyone else slow??  Or is it just me???  Let me know.  And as always, any ideas are welcome ones.

Matt - it's not just you. you know the entire country is on the verge of a depression. yes, there are people who are doing well, but don't worry, you're not alone.

The one's who continue to think and try things will be OK. The one who give up, oh well, I don't know what will happen with them.

Fortunately our market is still doing very well, but I'll pass on a little trick, not that it will work for everyone. 

It seems like every time I am planning to go out of town (which is rare), I always end up getting a new listing or a buyer that is ready to go.  Maybe from now on, I will just start planning to go out of town every weekend, and then cancel my trip before the 4pm hotel cancellation deadline!

Seriously though, just keep in mind that now is not the time to scale back on marketing.  Prior to becoming a Realtor, I was in advertising, and one of the most common mistakes is for people and companies to reduce marketing in times of struggle.  For my advertising clients who chose to ramp up marketing during slow times, it almost always paid off.

I have faith that the economy will turn around, a 6 year run up is usually followed by at least a 3 year downturn, historically.  so, I'm looking towards 2010...that is where my optimism is focused.  Until then, live humbly, simply, work like a dog, swing the bat, prospect, be an expert, and live under my means!

I agree with Cameron's comment.  I've been planning on doing a few things and darn if I have not listed 4 properties and sold 3 in the past couple weeks.  I did two 12 hours days so far this week and I'm on to the next.  Just planning on doing something else ironically drums up business.

We have a lot of deals, that are sitting at lenders waiting for short-sale approval.  And it is taking months to even get the file looked at.  So in the mean time, we starve.  The change in the buyer's mindset is such that they believe the only good deal is a short-sale, and they want everything on top of the undercut price.  It is hard to educate buyers when the media says the sky is falling and housing prices with it.

Hi Matt-

    Don't be discouraged - recent news from NAR is favorable for a up swing by 3rd and 4th quarter! I have encouraged my LO's to go shopping for clients just like they would groceries...for the guys they are spending more time at Home Depot and Lowe's and the number game still works. They are averaging app. 1 refinance for almost every 10-15 people they take the time to introduce themselves to and give a card. We are not discounting our REALTORS ability to find new buyers as well and stay in touch frequently, support open houses and just keep remembering each day is a new day!

Matt- I think your self-diagnosed seasonal disorder is known as "SAD" and after this very long winter, I think I had it, too (self diagnosis).  My husband refers to it as the "droopies" LOL.  Keep on doing what you are doing, focus on the positive and everything will come together for you. 

Our market has picked-up in the past 2 months.  The media hasn't been so negative on housing, instead focusing on the stock market.  Remember....real estate is cyclical and will turn around.

Many are experiencing the same thing.  I am toying with the idea of offering a "Free Mortgage Clinic" Sat 11am - 3pm.  I want to put together a program and try it for ten weeks in a row...should get me a few apps. I would think!

Hi Matt: Just keep plugging. I've been there recently and then I start marketing to my database or setting up coffee appointments. And good things happen. It doesn't mean it's easy. I think it's tougher than ever right now but there are always opportunities. We just need to find them. Onward and upward!
