One of the most important responsibilities a Realtor® has involves "pricing" properties and offering opinions of value for real estate.

Buyers, Sellers, and Lenders all depend on Realtors® to deliver a quality analysis to help them make accurate and informed decisions about a property's value.

Whether you are a Realtor® looking for a soft and fun way to introduce the concept of property valuation to a classroom of young students for your Career Day presentation, or whether you are a general consumer trying to make sense of the multitude of pricing resources available on the world wide web or through other individual providers, this slideshow can help explain the goals and expected outcomes of a meaningful report.

Keep in mind that there are many ways to perform a CMA or BPO, and that reporting formats and legal requirements vary in different geographies. This illustration highlights foundational elements found in common and approved reporting formats, and helps highlight the "human intelligence" factor that must be used in conjunction with AVM models or "push button reports" in order for the resulting data to have decision-making merit.

My agents often come to me for help with CMAs because I've done SO many in my time.  I think my method is pretty close to purrrfection for my market.

At the height of REOs I got assigned a condo complex.  I actually had a week to do 57 BPOs.  they were three level townhouses. Yes no power, summer heat and two flights of stairs in 57 units with interior photos in a week.  It's all been cake since that assignment. LOL
