Aside from MLS copyright photo ownership, make your listing your own!

If you are listing a $600,000 property in Harford County Maryland. The argument can be made that you may want to wait until your professional photographer has delivered their photos to you first before you make the listing Active. Our MLS (MRIS) allows you to use the copyrighted photos if the home was previously listed by another agent and the photos were not removed from the MLS.

 

In this case, this property was taken over by Liz G. and for a full 7 days only 1 photo accompanied this listing, our AERIAL Photo.  Time, money and effort was spent creating this AERIAL photo so the agent was asked in a pleasant manner, "Please kindly remove the photo". Our thought behind this was. Put your own personality to your listing. Everyone in my market knows that I create AERIAL Video Tours for my listings, etc.  It looks silly to maintain that picture with your listing.

 

The line was drawn in the sand. She said absolutely not! "MRIS owns the photo, therefore I will use it, etc, etc, etc." - Ok, so much for respecting another agents wishes. - Fast forward 7 days later - 29 fabulous high definition photos were uploaded to the MLS with the promise from her and her Broker Tom C. that my AERIAL photo would be switched out. Well, you guessed it. Out of spite, there sits my low resolution AERIAL photo along with 29 High Definition photos.

 

My last point - I have learned that there is a bar set for REALTORS® that shows how professional one is. Many reach that bar and are satisfied. Very few rise above that bar on a daily basis
and you can see that in the growth of their business, personal lives, etc. Too many others linger well below that bar achieving titles but are empty in character traits that make this such a wonderful vocation to be a part of.

 

Respect other Agents regardless of what the "Rules" are. Courteousness goes a long way

I agree, courtesy does go a long way.  She would do well to treat you the way she would like to be treated...that old gold rule is still a good one.

Something we see a lot in this business, I have learend not to get upset and I know more likely then not eventually the other agents business will go down because of the way they treat other professionals.

 Thank you Bob and Stefan, I am receiving 100% support from my Broker and Manager on this. I am throwing out the nets for comment good or indifferent. I would be interested in both sides of the argument.

Rise above it (with your aerial photo) - you know who and how she is - and don't throw sand in your sandbox - it isn't worth it.

I suggest getting involved with your MLS or association to change the rules to be time specific or different.  Our MLS states that the owner of the photo (the agent who either takes it for pays a photographer to take it) never gives up ownership, but simply licenses our MLS to use the photo for the time the property is an active listing. Our MLS never actually "OWNS" our data or photos.

I actually need to thank Liz G. - I included the screen shot (un-edited) in my listing presentation to show the excitement and enthusiasm that other agent's have over the use of my "Drone" images and it was well received by my future clients! I was able to secure a listing yesterday! I am going on another appointment this evening for a single family home and will use the same presentation.
