just by being on call when you have questions.

House hunting takes time - a lot of time - and research. Knowing where to start is half the battle. You may or may not have a good idea of what you want. For many people renting is a temporary - and expensive - situation, so one thing most renters want is a sense that their place is their own. Then there is the issue of 'features' and 'location'. For some, location, is very specific - a particular town or even neighborhood. For others, it is 'drive time' that matters. Those requirements often overlap. When it comes to style and features most people know what is acceptable but they may not know if it is attainable in the price range that is within their budget.
Indeed, in the beginning, potential buyers may not know what price range (don't forget to include real estate taxes) translates to the monthly budget they would find acceptable - and qualify for.
Many (most?) buyers waste a lot of time on the internet looking at houses, which, although it feeds the dream, can waste a lot of time if they don't have their own agent on call to answer questions. |
How can this time be 'saved'? Buyers, that have a pretty good idea of the general area (to at least a couple of counties) they want, would benefit greatly by interviewing a couple agents that work that area. Decide on an agent that is a good fit and that you can call at will with questions. Looking at online reviews can help narrow that search.
Buyers want agents that specialize in helping buyers. Some, that 'specialize' in buyers, work for companies that list homes (and may become 'dual agents' ) so be aware that the agent may not be able to give full representation. Beware of agents that work in 'teams' that also work for sellers. You may not get the personal attention that a buyer needs. When you are ready, the agent you choose can explain the process to you and set up appointments to visit homes that interest you. |
