New home construction and neighborhood development are the hottest real estate trends in Portland this summer. As you have probably noticed driving around, some neighborhoods have a new development project or two, with new homes under construction at various stages of completion.
Some places have price ranges advertised, such as "Starting in the low 300s", other building sites won't give out even that generic piece of information. As you drive away, you wonder about the new homes and their features, finishes, layout and size.
Search New Homes, Move-in Ready and Under Construction in Portland, OR
A good place to start your research could be the builder's website, be it Lennar, Arbor or D.R. Horton. The national home builders will offer you an overwhelming amount of information, including details and specifics for their developments in Oregon and the Northwest.
Local builders in Portland and surrounding areas, like Pacific Lifestyle Homes, Renaissance and Legend Homes have a great web presence too. You can learn about their particular style of building homes that appeal to local buyers, awards or recent model homes in prestigious neighborhoods, such as Street of Dreams.
Another approach to the search for a new home would be to treat it like a regular home search, using a service that connects into the local Multiple Listing Service (RMLS, for Portland and Vancouver, WA). This way you'll be able to find all the new construction homes listed for sale in the area, from all builders.
Builder's new home construction sale process
Both local and national home builders will start the development process between 6 and 12 months before actually breaking ground. They will arrange for surveying the land, planning and engineering, choosing a few floor plans and finishes for the new neighborhood. The creation of a home owners association (HOA) might be required by the city in order to receive plan approval.
Once the actual construction work begins, the builder will decide to start marketing the new homes for sale. This is usually done by a team of real estate professionals that will represent and negotiate on behalf of the builder.

Biggest mistake made when buying a new construction home...
Is not getting proper representation and it happens all the time. Just as you wouldn't appear in court without your own attorney, you shouldn't approach buying a new construction without your buy-side real estate broker.
The sale agents in builder's office are not representing you, their work for the seller. Why would anyone assume they have the buyers best interest in mind? Find an agent with experience in representing new construction buyers or hire us to negotiate with the builder on your behalf.
Use the "Ask me a question" form to let us know you're looking for a new home construction
Just send us the name of builder, development or new neighborhood and we'll reply with the project's documentation, including Home Owner's Association bylaws, community guidelines, CC&Rs (covenants, conditions and restrictions), plat map, other recorded documents. We might have a builders information package on your specific location from working with a previous buyer, would be an easy email forward.
