In Home Buying, Many "Shortcomings" Are Easily Fixed

Some "problems" with a home are easily fixedThere are some things you can't change about a property, like it's location. (I know, I know, you can technically move a house)

There are things which can be changed, however, like a fence, a pool, countertops, garages, and more.

Take a home without a fence. In many cases, a fence can be built the day you take possession of a home. Likewise, a pool and garage can oftentimes be added. Countertops can be swapped. Rooms can be painted. These are all fixable  "problems."

The better question is -- Do neighborhood restrictions prevent me from building a fence, pool, garage, or anything else the buyer is looking for?

Great neighborhoods like Habersham, Battery Point and Newpoint simply don't have enough yard to install a pool. Other neighborhoods, like Old Tabby Park on Cat Island back up to the golf course, and do not allow fencing.

So be careful not to eliminate a home from consideration because of a "shortcoming" which is easily fixed.

Keith - It's true that there are some things that can very easily be fixed if you truly like the location, price, and overall appearance of a home.

I always find it interesting when a buyer enters a home and says they are not interested in a home because of the purple paint in the master bedroom. That could be remedied for probably under $100.

Buyers definitely zero in on some interesting items in homes! I've seen buyers who are okay with heaving foundations and fixated on beige walls.

Sharon, what about the folks who enter a home and quickly eliminate it from consideration because the entertainment cent hey are bringing won't fit in the living room?!?!
