Yes, I know that you can not see 5 feet in front of you in good hunting woods, but there is a lot of work to be done before you set foot in the forest.

Take these into consideration.

 

How are you going to pay for this purchase?

Loan, cash, C4Deed

How much can you afford?

What area are you planning to hunt.?

What type of game are you after?

 

Are you buying this alone?

If you have a partner, how do yo go into title.

What if one party wants to sell or needs to.

Is there a time period that the other owner(s) have to buy you out?

How do you determine value?

Can one party sell to a stranger without or with approval of the other party(S)

 

Who is hunting this land?

If owned by multiple owners how do you decide who hunts and where and if new hunters can be brought in to hunt also.

What kind of shelter(S) will be needed or allowed and where will they be located.

Will there be restrictions on the size and sex of game

How do you handle the property expenses...Money set aside for taxes up front?

 

These are just a few issues to think about when buying the property.  Many people think that buying with a good friend or relative is a great idea, but there can be a lot of issues when doing so.  Plan well! 

 

There are many more issues to think about...How ethical it that other party...could cause issue with the law for you.

I'm a "Sidewalks - Curbs - Gutters" kinda gal.  I've not thought about the possibility of buying hunting land.  But can understand why in many places of this country it could be a consideration.
