I tell my sellers that a far too low offer is a strong signal that the “low ball” buyer will never make it through closing. Better to let them pass than take the house off the market and be disappointed later.

Personally, I'm a little worn out as a Listing Agent of buyers shopping at their limit, coming in at full price and wanting the sun, moon and stars in closing help, warranties, inspections, etc.  Sellers counter and suddenly they are insulted.  They don't understand that any concession they ask for is a net loss to the seller and therefore, they are making an offer below list.
