STILL WAITING???

I know this is the age of technology and CSS (Centralized Showing Service) is part of that but my experience has been otherwise. Almost every time I call for an appointment I  have to wait days for a response and sometimes no response at all, unless I call back. If I call the listing office and/or agent I get an answer within an hour or two, most of the time. Also, there have been times when I got different responses from CSS and the listing agent. I like the "old fashioned" way of agent to agent contact. Certain things are better left alone. What  do you think? Is it only me having trouble?

CSS?  Is that local to NY or is it spreading nationwide?

Waiting days for an appointment sound like lack of motivation to me. My way of doing it is this ... I don't ask if it's OK, or what's good for them. I tell them when I will be there. I put the listings in specific order and right down the times I have given so I can keep track. If the house is not available for showing when my appointment is scheduled with the buyer too bad for the seller because my goal is to sell a house to my clients that day and I will everything I can do that. There are plenty of available homes to choose from these days. We all know it doesn't always work out that way and the buyer may want to see that house really bad and will come back another day anyway. But, I will remember that in the future and do what I can to avoid the hassle.

We have CSS in our area and our company (F.C. Tucker,OBR REALTORS) does not use it. There are many firms in our area that do but we chose not to use them becuase they only know how to answer or record showings if it is "scripted". We felt we would actually miss showings becuase of that. However if you are not available to take multiple calls, it is a great way to have an answering service.

Yes, I guess you are right. my experience has been both good and so so. what I do is that I check the system, this way I am able to see what the status is.
