Castle Rock CO Market Update - July 2015

 

 

Town of Castle Rock

 

 

The Town of Castle Rock   is located about 30 minutes (29 miles) South of Denver and enjoys a small population of 51,348, which has inched up about 1,000 per year.     Elevation of Castle Rock is 6,202 feet above sea level.    The median age is 33, and median household income is $85,933.     Castle Rock includes Castle Pines, and many rural farm areas outside the City limits.

 

The Castle Rock real estate market for the month of July reflected a slight increase over June's sales.   These stats include Castle Pines and Castle Pines Village, single family detached homes as well as multi-family homes, courtesy of Joan Cox, Metro Brokers House to Home, Inc.

 

Sales increased from 233 sales in June to 236 in July

 Days on Market remained the same -  38 days

 Average Price increased from $430,107 in June to $430,579 in July

 List Price/Sold Price decreased from 99.8% in June to 100% July

 

There were two short sales sold and no bank owned foreclosure sold.

(Distressed sales are very minimal as home values have increased substantially over the last couple of years.)

 

 

 

The highest sale was in Timber Ridge and sold for $1,900,000 and was built in 2010, has 5 bedrooms, 6 bathrooms, and a 4 car garage.  This beautiful home has 7,626 total square feet and is located on 1.25 acres.  This home was on the market for 41 days.

Good morning, Joan -- it's always interesting to me to see market reports from around the country and compare the numbers to my area.   The level of properties for sale in Castle Rock is about 20% higher than in Pasadena even though our population is more than double that number.

Looks like really consistent statistics, pretty much everything remained the same.  That home for $1,900,000 sold in 41 days, looks like an impressive property in Timber Ridge CO.

You can talk all you want about Castle Rock, Joan, but that photograph of the home in Castle Rock with that pond in the front yard, well, it speaks volumes about the quality and appeal of homes in Castle Rock!

Joan even though the figures have only slightly improved from June to July, they are an improvement and that is always a positive sign especially in the Summer months.
