Well it feels like fall is here today but I am confident we still have a little bit of summer left!

Just wanted to take a quick minute to give you my most recent market report.  I am attaching both the localized version that I do and the numbers from the northern part of WI directly from the WRA site (Wisconsin REALTOR Association).

  • One item I noticed was that the northern segment has had an increase in total number of sold units every month so far year to date but the average sales price has only been up the last few months.  This is almost a mirror image of the state as a whole; other than the month of January.  The northern region was down in total units sold while we “up north” were up. DIE HARD SNOW FANS WERE BUYING!   We; as a region are up about 4% over last year in average sales price while the state is up about 6%.

Now let's look closer at Vilas and Oneida County:
 First the On Water markets:

  • BOTH Oneida and Vilas County have seen an increase in total number of waterfront units sold year to date OTHER than the 400-750k market as you can see on the attached report.  We are feeling this too when we look at the inventory available today.

Off Water markets:

  • Oneida counties off water market is up across the board in total units sold ( most significantly in the 200-300k price point ) while Vilas county is up only in total sales between 100-300k with the biggest increase in the 200-300k price point.

Oneida is up in every market segment for both on and off water homes and vacant land units sold while Vilas is only doing better in home sales.  The vacant land market in Vilas County is flat year to date regarding units’ sold.


Lastly, I took a look at how the chains’ of lakes are faring year to date.  Rhinelander, Minocqua and the Fence Lake chain are the only three up in total units sold and the one seeing the most significant change is the Three Lakes chain; it is down 5 sales year to date.
 

So, what does this mean to you? 
You need help navigating the market and interpreting the data so you can make the BEST selling or buying decision for yourself. 
Every price point is faring differently and some are looking more like Seller’s markets while others are still Buyer’s markets.  I am happy to help so please reach out if I can be of any assistance to you!
