Pre-listing inspections! What state does the seller live in?

I think it makes a difference whether your inspectors are state licensed and inspect to state standards. If inspectors are licensed and all inspectors are inspecting to the state standards, a seller inspection may be a good idea.

I’m a broker in Texas where inspectors are licensed and inspect to state standards. Reports are fairly uniform.

But I’m also a broker in Colorado where inspectors are not licensed and every inspector has his own report form, and treats different issues in different ways.

So a Colorado seller could get a pre-listing inspection done by one inspector only to have the buyers’ inspector turn in a report that varies quite a bit from the one the seller had done.

 

So my recommendation to sellers depends on which state I’m working in.

The reports are all over the board aren't they.  They can go on and on for 50 pages or be as brief as 10 pages.
