There were 30 unit sales in July. This is up 20.0% from 25 in July of 2014. On a year-over-year basis, unit sales have been rising for 5 months. Sales/list price ratio in July moved down to 94.3% from 95.1% in June.

Median price in July was $1,122,500. This is down 7.2% from $1,210,000 in July of 2014. 3-month median price of $1,145,000 in July was down marginally from $1,150,000 in June and down a little from $1,155,000 in July of 2014. Price per square foot in July was $516. This is down from $609 in June and down from $593 in July of 2014.

Inventory of 95 in July was down 10.4% from 106 in June but up 2.2% from 93 in July of 2014. New listings of 14 in July were down substantially from 30 in June and down slightly from 16 in July of 2014. Months of supply of 6.9 in July was down a little from 7.9 in June and down modestly from 7.3 in July of 2014.

Days on market of 69 in July was up slightly from 60 in June and very slightly up from 68 in July of 2014.
