In most posts we have a fairly definite opinion when we write the post. But on this topic I’m highly conflicted.
The number of ways we can expose a property to buyers just seems to escalate. I use a professional photographer, I think floor plans are great, I have mixed feelings on virtual tours (I see many I think hurt more than help) and now we have new services like:
that let you visually walk the entire property including the closets.
One of my concerns is security.
But even setting that aside, people don’t buy from the computer, do they?
We have always said they don’t buy from the curb, that our job is to get them in the house, to see it in person.
Is it more likely that an all-encompassing walk through leads more people to buy a particular house or are they more likely to consciously or subconsciously see something that will turn them off or cause them to click on through to the next house?
When I use these new services, rooms and closets seem too small. I just don’t get the same feel for a property viewing it on my screen as I do walking through in person.
Cost and security aside, though you are welcome to comment on those aspects, do these 3D and walkthrough services help or are we exposing too much to our sellers detriment?
