Are you exposing too much?

In most posts we have a fairly definite opinion when we write the post. But on this topic I’m highly conflicted.

The number of ways we can expose a property to buyers just seems to escalate. I use a professional photographer, I think floor plans are great, I have mixed feelings on virtual tours (I see many I think hurt more than help) and now we have new services like:

that let you visually walk the entire property including the closets.

One of my concerns is security.

But even setting that aside, people don’t buy from the computer, do they?

We have always said they don’t buy from the curb, that our job is to get them in the house, to see it in person.

Is it more likely that an all-encompassing walk through leads more people to buy a particular house or are they more likely to consciously or subconsciously see something that will turn them off or cause them to click on through to the next house?

When I use these new services, rooms and closets seem too small. I just don’t get the same feel for a property viewing it on my screen as I do walking through in person.

 

Cost and security aside, though you are welcome to comment on those aspects, do these 3D and walkthrough services help or are we exposing too much to our sellers detriment?

 I love the 3D tours, but I agree that it's not an ideal presentation of a house. Given time constraints, though, many buyers feel it's worth their time to preview this way.

David I find that the better the exposure the more likelihood of a quick and higher priced sale.... lack of exposure we are doing a disservice to our clients.... and as far as security...let's be real it is a small per cent that would be affected and no matter what you do you can not stop the bad guys if they want to come... after all if they can kill Presidents what makes us think we can stop a thief...Endre

I do not use floor plans or anything 3D when advertising a listing. Never have.

As Margaret suggests, I would make sure the sellers see this if used. I always show my clients the photos I am using and send them links to the online listings so they can review. Bottom line, if the price is not right, no amount of explosure, even this service, is going to make a difference!
