Thank you for for visiting me, Champlin Real Estate & Homes Sold August 24th-August 30th, 2015this is a weekly blog post geared to letting Champlin residents get a feel for the current Real Estate market right here in their own community. Regardless if you're buying a new home or selling a home, keeping up with Real Estate trends is always a great way to know if "Now is the right time to make a move!" As always, one of the most important things to consider is... are we in a seller's market or a buyer's market? Currently, we're leaning toward a seller's market. Inventory remains lower than the demand which tips the scales to a seller's market.

 

Now, what does that actually mean for a seller? It means, there's a chance your home could sell for more money now versus waiting till the inventory outweighs the demand. I know many of you may feel like you missed the boat when it comes to getting your home listed on the market... YOU HAVEN'T! Please, if you're still considering selling your home CALL ME! 30 minutes we'll go over the market and pricing and then you can decide if now is the right time. I'm stressing to you, NOW is the time inventory is dwindling as parents get the last summer fun in and get the kids ready for School. Focuses change and many homeowner's are under the assumption their home will not sell in the Fall/Winter... it is not true! If you see a cute couple heading to your door in below zero weather... they're REAL buyer's!!

Buyer's don't stop wanting a home because it's cold (and a job relocation can happen at any time! Shhhh though, this is a secret, so when your neighbor takes their home off the market and plans to "wait till Spring" your home is now that much more attractive because it's FOR SALE! How can a buyer possibly buy your home if it's not listed for sale? They can't, so you're automatically in the running! Not only that but inventory is now so limited there might be 5 buyers to one house, that means more demand. More demand means more money!

Now, what happens if you're a buyer? Buyer's are still getting great deals on homes. The low-interest rates mean that a new home buyer can stretch their dollar and afford more of a home than the same buyer a few years ago. Government programs such as FHA have also lowered some of their fees making payments on your loans cost a little less money. So truly if you're in the market to sell, you're going to see a decent price and if you decide to buy, you can take advantage of low down mortgage programs, low-interest rates, and more move-in ready or residential sales versus the short sale or foreclosed properties of the past. So if you're thinking of making a move... NOW is The TIME!!

9 Homes Hit The Market This week... One is already Contingent on Inspection!! 

8511 S Pond Trail, Champlin - This home is in the South Pond Carriage neighborhood, very seldom are there homes in here for sale. This neighborhood is also close to Northland Park.

11464 Elmwood Ave N, Champlin - This home was listed before and is not back on with an improved price! This home is part of the Elm Creek Court Townhome Neighborhood. Although this home is a middle unit the floor plan is unique and nice and open. Please let me know if you would like to take a look!

11006 Colorado Ave N, Champlin - This Townhome for sale is located in the Douglas Commons neighborhood. This neighborhood also provides easy access to Champlin Park Schools.

12333 Zealand Ave N, Champlin & 12348 Zealand Circle N- Another great Champlin area. This home is in the Oak Creek Townhome neighborhood which is very close to Coler Farms. The exception to this style of townhome is their layout is similar to a Two-Story home. Many have large patio areas, a fireplace and laundry on the upper level. This is a great price for this home.

There's a lot of great reason's why now is a great time to become a homeowner! It's true, the process can seem a little intimidating to get started. First and foremost, your first step really should be to secure a trustworthy lender. After you have a lender secure, a preapproval letter in hand, it's time to find a Real Estate agent you trust. Once you have an experienced Realtor on your side, it's time to have a buyer consultation with your real Estate agent to determine your wants, needs and budget so you can start looking for a new home! Coler Farms neighborhood as well as Elm Creek Court, Douglas Common's, Elm Creek Clubs One level townhomes, and Emery Village townhome neighborhoods are a great place to start if you're looking for low maintenance living at an affordable price, or Elm Creek Parkway offers several lovely single family neighborhoods, The Preserve, and The HighPointe neighborhoods which line Elm Creek Parkway also have several homes new on the market. As of this week in Champlin the average list price of the new homes on the market this week is $252,353. I only expect this number to increase as the Summer Home Seller's get their seller to-do lists complete and get their home listed on the market.

Why Do People Live in Champlin?

Champlin is snugly situated near the Mississippi River and offers a ton of affordable housing. Champlin has more than a handful of parks which include Andrew's Park Splash pad, Northland Park, Elm Creek Park Reserve, Oxbow Park and a Skate Park,  Lifetime Fitness, ice rink, Mann Movie Theater, The Champlin Library and easy commuting access to Highway 169 and Highway 610 to help your morning commute. (Search all Champlin Community has to offer). Champlin is said to have a small town community feel by local Champlin homeowners.

Champlin also offers great restaurants such as Ruby Tuesday's, Willy McCoy's, Clive's Roadhouse, Buffalo Wild Wings, Maverick's and Coming soon...Chipotle!!, easy access to local grocery stores, Cub Foods, Caribou Coffee, Chinese Restaurant, and a few Fast Food locations, Wells Fargo and Target are just around the corner. The number of active listings in Champlin (55316) dropped by 12.4% from the previous month. The median number of days active properties have been listed is 30. Which is a very quick market time. If you were on the fence about selling, now is still the time. Last month the average home sold in roughly 40 days on the market. There's time to sell your Champlin home and find a new one before the snow flies!! The number of sales in July dropped by 71.4% from the previous month.
