This is the lowest median price has been since December, 2014. 3-month median price of $541,500 in July was down marginally from $555,000 in June but very slightly up from $531,500 in July of 2014. Price per square foot in July was $249. This is up from $246 in June but down from $268 in July of 2014.
Inventory
Inventory of 68 in July was down 8.1% from 74 in June and down 18.1% from 83 in July of 2014. New listings of 14 in July were down substantially from 25 in June and way down from 21 in July of 2014. Months of supply of 6.9 in July was down a little from 7.4 in June and down substantially from 11.1 in July of 2014.
Market Time
Days on market of 70 in July was down somewhat from 90 in June and down a little from 72 in July of 2014. This is the lowest days on market has been since November, 2014.
