Moultonborough NH | August Home Sales Report - Moultonborough August home sales rose 25% from July but declined 25% year over year. Home sales year-to-date also declined to 80 closed transactions, down nearly 7% from the 86 recorded sales during the same period a year ago.
August sales volume fell year over year, declining nearly 39% from $10.885 million in 2014 to $6.630 this year. Year-to-date dollar volume was off 14.76% year over year, falling from $39.687 million to $33.828 million through August 2015.
The month of August saw 25 new listings added to inventory, slightly lower than a year ago, when 26 new listings were brought to market. YTD, 231 homes have been listed for sale, compared to 194 homes listed during the same period last year, an increase of 19.07%. Currently, there are 167 homes available for sale, or a 16-month supply of available housing based on an average statistical absorption of 10.44 units per month over the previous 12 months.
Meanwhile, the median price of a Moultonborough home stood at $250,000 in August, a slight decline of 2.43% year-over-year, but YTD, the year-over-year median home price was up 14.30% $277,000.
Moultonborough homes on average sold 70% faster in August than in August 2014 and 25% faster year-over-year through August, from an average of 150 days on market to 112 days.
