Ossipee NH | August Home Sales Report  - Ossipee August home sales dropped 50% from July but rose 20% from August 2014.  Single-family home sales year-to-date were up 26.19% %, from 42 to 53 closed transactions.  Sales dollar volume for the month rose a whopping 128% to $1.81 million compared to $792,000 posted in August 2014; and for the seven months ended August 31, sales dollar volume stood at $10.47 million, up 101.5% compared to the same period last  year.

August saw 20 single-family homes added to inventory, up 25% from July but down 4.6%  month over month. Total new listings for the year were down year-over-year 6.66% to 154 single-family homes.  Currently, there are 139 single-family homes available for sale, a 20-month supply based on an average monthly absorption of 7 housing units over the previous 12 months.

Meanwhile, the August median home price rose 166% from August 2014 to $260,000.  For the seven months ended August 31, the median price of a home in Holderness stood at $139,000, up 19.4% from the first seven months of 2014.

On average Ossipee homes took longer to sell this past August than a year ago, rising to an average of 97 days on market, up from 68 days a year ago, or an increase of 42.71%.  Year-to-date through August, the  pace of Ossipee sales also slowed with homes on the market an average of 151 days, an increase of 19%.
