Highest, Lowest Priced Homes for Sale & Sold in Coeur d'Alene Market!

Highest and Lowest Priced Homes For Sale in Coeur d'AleneAs Realtors, we are surrounded by numbers and statistics. It's our job to keep up on our local market, from average days on market, to sold price per square foot, and everything in between.

 Sometimes it's fun to do a little research 

on random statistics for no particular reason at all.


 

 

Here is my latest installment of Highest/Lowest, based on the listing and selling prices of homes in Coeur d'Alene, Post Falls, and Hayden/Hayden Lake from January 1st through August 30th, 2016.

Let's start with Highest Priced ACTIVE Listings:


1.  Post Falls takes the blue ribbon with the palatial 28,000 sq. ft. Spokane Riverfront home at 216 S. Parkwood Place, known to locals as The Amway House.  It can be had for a cool $9,995,000.  As mind blowing as that price tag is, consider that when it hit the market in 2010 it was listed at $27,500,000! And, this house was #1 on the Post Falls Highest Price list last year at this time, for $10,995,000!

2.  Coeur d'Alene takes second place with a spectacular Sanders Beach landmark estate built in 1922, at 1321 E. Lakeshore Drive.  It has 11,926 sq. ft., a guest house, a pool house and 305 feet of sandy beach.  List price, $8,495,000.  It was Coeur d'Alene's highest priced listing last August, too - at $9,995,000.

3.  Hayden comes in 3rd with a European style 8,617 sq. ft. waterfront home on 5.8 acres at 7566 E. Gem Shores Road on the eastern end of Hayden Lake.  After looking at Coeur d'Alene and Post Falls highest priced listings, the price tag of $4,595,000 seems like peanuts!  You guessed it, this house was the highest priced listing in Hayden on this day last year at $4,900,000.

What this tells us is that although our market has been hot, and a fierce sellers market in the affordable price ranges, buyers for the high end homes in are relatively few and far between.

 

Next, let's see the Highest Priced Listings that SOLD.    


(Because Idaho is a non-disclosure state
I can't identify the properties, but here are the numbers.)

 1.  Hayden, which came in 3rd last August, takes top honors this year with the sale of a waterfront home on Hayden Lake's "gold coast" near the country club.  The 8,068 SF home with a guest house sold for $3,200,000 cash after just 112 days on the market.   

2.  Coeur d'Alene slipped to 2nd place this year with the sale for $2,500,000 of a 10 acre Coeur d'Alene Lake waterfront property including six building lots and a 4,000 SF home built in 1917.  It sold with a conventional loan after only 120 days on the market.

3.  Post Falls settles for 3rd place with the sale of a 4,960 SF Riverside Harbor waterfront home for $1,685,000 cash after just 152 days on the market.

Interesting to note that the average
original 
Listing to Selling Price Ratio of these 
luxurious homes was 89% compared to last year's 42%.  

 


 These sales illustrate what I have been saying for several years.  
There are plenty of potential buyers out there with a lot of money to spend.  
However, even though affluent buyers are flush with cash, they are looking for a proverbial smoking hot deal and are usually in a position to be patient.  
As a result we are seeing many of them, like these three, score BIG TIME!



Now let's see what we find at the other end of the spectrum. The winners for the LOWEST Price Active Listings are:

1.  Coeur d'Alene takes top honors, or is that bottom, with a little house built in 1940 for just $92,500. It has 758 SF and has been on the market just 19 days.  Listing says, "Home needs a ton of work."

2.  Post Falls takes second for a little 720 sq. ft. house on Spokane Street built in 1953. It's being offered for $119,000 and has been on the market for 128 days.  

3.  Hayden boasts the highest priced lowest priced home with a 1,273 square foot house on W. Helen Avenue, built in 1990.  It's been on the market just 10 days at $140,000.  Uh oh.  The listing notes warn that 17 cats that had free run of the house, which would explain why there are no interior photos... 

And last, but not and least, let's see the homes that were the
Lowest Priced Homes to sell in each of the three communities.

1.  Coeur d'Alene scores with the lowest priced home sold at just $75,000.  This home was built in 1926 and sold in just 91 days to a cash buyer after being listed originally for $85,000.  Coeur d'Alene took 1st place last year too, with the sale of a $42,000 home.  What a difference a year makes!

2.  Post Falls takes second with a little house built in 1942 that sold for $99,000 cash after 120 days on the market and with an original list price of $119,000.  Last year's lowest priced home to sell in Post Falls was just $66,000.  You snooze, you lose!

3.  Hayden takes 3rd place again for the highest priced lowest priced home to sell, with a little number built in 1995 that sold for $132,000 with a conventional loan.  It was on the market for 76 days, with an original list price of $147,000.  Last year's lowest priced Hayden home sale as of August 30 was just $69,000.
