So in our market we have lots of retirees, and the trend I see is the downsizing modern style, minimal home. Which we do not have for sale anywhere...Plus our average market price for sold homes in the Branson, MO area is still under $150,000. When I got a call from a man that was referred to me by his best friend (my past seller) I was excited to get another listing, plus the house sounded like what every retiree is looking for- All one level, 2 bedrooms, and acre, newer construction. Location was ok-but it had a killer view of the hills. Then the seller says-"Come on over, you can't miss it! Its bright red!" I thought hmm ok, maybe a nice barn red? that's interesting. So when I drive over and come upon the house I literally stopped my car and looked at this bright red home-roof and siding, with bright yellow trim, and gasped-maybe even a little scream--haha! I had never seen anything like it, and I didn't know what to think! As I went through the house with the seller who is also the architect and designer,  I no longer thought about the color, but thought what a piece of modern art this home was, and my appreciation for it started to grow. As you can see in the pictures here-pictures say a thousand words. We listed it at market value per square foot and padded the price for the extras and put it on the market. The next day I had five showings from 3 Realtors and 3 showings of my own. People were going nuts over this little red house!!! That night one of the last showings ended up in an accepted offer. Mission accomplished for all! I just wish I had a few more as odd, unique and artsy as this one. Branson Mo-NEWS FLASH- this is an idea of what buyers want for their future home!

2) great pics... amazing house

3) biggest thing is your finger on the trigger of what people want...taste are changing.. those windows arent cheap, the floors arent, while it looks minimalistic, it is not cheap to build... that deserves a follow (besides the blue eyes)

Thanks Mike! Yeah our prices are very low overall compared to CA. People have been moving here from CA for 30 years just because of our low prices. The average home in this town was selling for only $60 per sqft. The seller was motivated so we priced it at $95. I know I thought the same thing when the buyers were lining up, but I think it was just different than the usual. As you can imagine our homes are  very conservative traditional, ranch style and occasionally log homes. I would love to find a builder in our area to build a couple specs like this or similar!
