This is a recap of Huntington condos for sale along with an market update for the affordable Duarte condominium community.

The Huntington Homeowner Association(HOA) consists of 240 single and two level condos arranged in clusters of four unit buildings. The complex was built in phases in the early-to-mid 1970s. Each four unit building consists of a street facing single level unit with two bedrooms/ one-and-one-half baths, a two story two bedroom/ two-and-one-half bath unit, a two story three bedroom/ one-and-one-half unit and a two bedroom/one bath unit situated over the four individual garages for the building. A common area laundry serves each four unit building.
Parking for each unit is a previously mentioned single stall garage along with an open deeded space. Outdoor space is a patio area for three of the units and a balcony for the upstairs single level unit. Common area amenities include a pool and lounge area along with abundant mature landscaping throughout the community.
The architecture of the buildings varies to create a pleasing appearance that blends with the single family homes in the surrounding area. Tree-lined streets with the San Gabriel Mountains as a backdrop enhance the appearance of the neighborhood which is adjacent to the gated city of Bradbury. The location is convenient to both the Foothill(210) and San Gabriel River(605) freeways and is about 20 minutes(give or take depending on time of day) east of Pasadena. This commute will be made a bit more convenient with the scheduled opening of a Gold Line light rail station in Duarte near the City of Hope Medical Center campus on Duarte Road. There is currently just one Huntington condo available for sale. It is an upper level two bedroom unit with approximately 832 square feet listed for $290,000. Three additional properties are in escrow. Sales activity has been brisk this year with eleven mls-reported closed transactions ranging in price from $210,000 to $323,000 with an average sales price of $297,591 (median sales price $304,000). They have sold at 101.23% of last list price and for $$305.04 per square foot on average. Please note that $210,000 sale was a probate transaction that sold in February that was flipped and sold in May for $295,000.
For full year 2014, there were thirteen mls-reported sales ranging from There have been nine mls-reported closed transactions in 2014 ranging in sales prices from $245,000 to $315,000 with an average sales price of $277,385(median sales price of $269,000). They sold at 99.56% of last list price and for $294.19 per square foot on average.
For full year 2013, there were six mls-reported sales ranging from $150,000 to $250,000 with an average sales price of $209,500(median $225,000). They sold at 99.49% of last list price and for $227.80 per square foot on average.
