I had a client of mine asking , "when do I need a permit in Aventura?" She was just going to do simple work in her apartment but I reminded her that the rules in Aventura are very tight.
Did you know that if you do any work over $500 you need a permit ? Especially when it comes to electrical and plumbing. I always suggest to my buyers and sellers that when they do any changes to their apartments to hire a professional. It took up to a month when putting the flooring in a new apartment at the Peninsula building in Aventura. And that is that the person I work with is already very experienced in Aventura and knows how to move the permits quickly.
Basically my point is, be careful when you promise that a property is going to be ready with flooring etc... because just with permits alone, you could be delayed. And also find out in your city exactly what needs a permit.
