What's Happening In Charlotte's Ballantyne Housing Market~August 2015

Welcom to BallantyneAugust 2015 showed a continued solid performance for home sales in the Ballantyne area of Charlotte (28277 zip code) with no summer doldrums in sales. The average sale price of Ballantyne area homes increased by 4.4% to just over $330,000 as compared with  the  same period one year ago. 

 

Meanwhile, median days on market for property listings dropped to 20 days from 38 days just one year ago--a 47.4% improvement over the same period last year. Average days on market also dropped by 19.6% in August 2015. 

 

Average price per square foot also increased by 4.2% to $124/square foot in August 2015 versus the same period in 2014. Pending sales were up 14.6% in August versus the same period last year, while August's closed sales were up 11%.

 

The median percent of original list price that sellers received for their homes was essentially flat compared with last year, but at 97.1%, it shows how little negotiating room there is in the 28277 zip code for Ballantyne area homes.

 

Clearly, Ballantyne area homes are selling, selling faster, and selling for more money.

 

New listings increased negligibly by 1% versus August 2014. Nonetheless, every little bit helps, as our hot spring selling season turned into a sizzling summer selling season that didn't seem to want to end. The Ballantyne area's months supply of homes stands at 2.6 months overall and at half that with just 1.2 months for foreclosure homes. It's a true seller's market in the 28277 zip code and very competitive, with many homes selling within a day or two of listing, often with multiple offers.

Conrad Allen ~ we had a ton of new contruction in 2006-2008, so newer homes haven't totally caught up as yet in some neighborhoods, but what's really changed is that back then we had plenty of inventory. Now we don't have inventory and everything is selling faster and we are seeing bidding wars which we didn't see back then.
