Should a Home Buyer List Before Labor Day or wait until after the Holiday to put their home on the market? I had this conversation with a Manchester NH area Home Owner just yesterday. Today a feature Blog by Belinda Spillman asked if buyers have an advantage by looking at homes during a Holiday Weekend. Reading it seconded my motion that Sellers should not wait to list a home until after a Holiday as buyers are searching for homes every day, and those ready, willing and able to buy will not be taking a Holiday.

 

The Seller told me they interviewed a big company agent yesterday morning that told them to wait until next week to list as more people will be looking for homes. I was their afternoon listing inerview and my reply was "no way, buyers who are looking for a home will be out there looking ungtil they find one." I let them know there was no need to delay listing if they were ready to sell, there are buyer ready to buy.

 

The facts are that there is a shortage of homes for sale in some markets. There is a steady flow of buyers looking for homes. That a Holiday in NH will bring lots of out of state tourists who may see an ad, fall in love and want to see the home right away while they are here. Buyers love NH, they love that there is no sales tax, no income tax, great schools, bigger yards, more house for the money, less traffic and a natural beauty from Southern NH to the Seacoast to the Lakes region and up to the mountains.  Not to mention 

 

The Home Seller was really impressed with my knowledge and information. They were happy i stayed so long to answer all their questions.  We went over pricing, marketing and how to get their home ready for the market to start showings.

Hi Scott - Unless it's an issue about the property being ready to show, we pretty mucj never counsel clients to wait - there are opportunities to sell out there every day, and we hate to think about missing one.

Scott,  I read Belinda's post and agree with you ... no need or sense in waiting.  List it and get it sold. Buyers are out there even on holiday weekends.

I'm holding an open house during the holiday weekend and presenting offers on Labor Day.  I agree though, all my competitors should say "let's wait", that way I can say "list now".  The only time you should wait to start showing is if the house needs work, but even then you shouldn't leave without a signed contract!
