What's Happening In The Fort Mill/Tega Cay Housing Market~August 2015

Fort Mill, South CarolinaAugust 2015  showed continued improvement in home sales in the Fort Mill/Tega Cay, South Carolina areas of the Charlotte metro region.

 

The average sale price of Fort Mill area homes increased by 9.1% to just over $292,000 compared with August 2014, while average days on market for property listings dropped by 12 days to 60 days, a 16.7% improvement over the same period last year. Price per square foot also increased by 3.7% to $112/square foot during August versus the same period in 2014. Town of Tega Cay Logo

 

With respect to Tega Cay, home sale prices were up almost 31% to $201,500 versus August 2014, while days on market were down to six days, a 14.3% improvement over last year.

 

Closed sales of homes in Fort Mill were up  9.3% compared with the same period last year with 1,378 homes closing in the month of August 2015. Pending sales in August 2015 were up 5.9% versus August 2014.

 

The average percent of original list price that sellers received for their homes was 96.6%, showing how little negotiating room there is on Fort Mill homes. Tega Cay lost some ground in this metric, recording an average percent of original list price of just under 91%.

 

The Fort Mill/Tega Cay area's months supply of homes is 3.0 months and .2 months respectively--indicating a true seller's market in Fort Mill and Tega Cay, South Carolina. And with new listings increasing by just 1.6% in August 2015, we can only assume that housing inventory in Fort Mill will remain tight and homes will continue to sell fast and close to asking price.

Joe Petrowsky ~ good Saturday morning to you, Joe.  The only problem right now with being a home seller in our area is that the home will sell quickly and then there's no where to go! This is keeping a lot of homeowners from listing right now. So it's become a bit of a vicious cylce.
