Search Cincinnati MLS Clermont County Ohio Landominiums For Sale

Cincinnati area patio homes and low maintenance lifestyle homes are a specialty of ours.  And there are differences, some major and some slight between the different types of homes that offer close to maintenance free living.  And if you want to search Clermont County Ohio landominiums for sale in places like Batavia and Miami Township, just click the photo collage or the link below.  However, expect selection to be fairly limited as landominiums are uncommon in the more rural areas of Clermont County.Cincinnati area patio homes

One category that offers more variety than most are landominiums

 

WHAT IS A LANDOMINIUM?

Basically consider it a condo that you own the lot the home is on, and you own the home from the wall studs in.  The exterior of the home (siding & roof) and the basic maintenance of the grounds is covered by your HOA fees.

Obviously, when the responsibility for the exterior of the home shifts from you to the HOA association, the cost of that has to be covered somewhere, and that somewhere is via increased HOA fees. 

Now another significant difference between a typical landominium and a patio home is a true patio home is ALWAYS detached.  That's right, there's NEVER anyone on the other side of your wall.  SOME landominiums are attached to your neighbor (e.g. some townhome style, or duplex style), but not all.  Fact is some look just like a patio home, and even more confusing, sometimes the term landominium and patio home are used interchangeably.

So here's the note of caution, NOT everything identified in our MLS as a Landominium is truly a landominium, and while SOME patio homes may be included in the search results, not nearly all patio homes for sale are included in the results.

Confused yet?  Well obviously the listing agents for some of these homes are too because they don't always know how to categorize what they're selling either.  It's another reason you can't rely exclusively on an MLS search, even a custom one like our SEARCH CLERMONT COUNTY LANDOMINIUMS FOR SALE to be complete and accurate (GIGO:  garbage in, garbage out!).  You really need the human touch of an agent with the experience to know how to find what you need.  But for an initial look, you can take a no registration required look by clicking that link above.  Anything categorized as a landominium in Cincinnati MLS that is NOT under contract will be shown.  If it's identified as a landominium within the Butler County borders, you should see it in the search results at the link.

Chris,  The diversity of names across the country for essentially the same type of home just messes with buyers and agents alike!  I think locally there's about 6 or 7 different names being used for various kinds of low maintenance lifestyle homes.

Jerry, I think it'll get hotter as more people understand what is available.  The downsizing/rightsizing movement is going to continue to grow.

That's a cool definition. Is that really what they call it in your area? We have a couple of properties like this. The "detached condo" which is the closest to what you have there. It behaves as a SFR but because the space between properties does not qualify as a SFR, it's considered a condo; zero lot lines for instance. We also have PUDs, (Planned Unit Development) which are attached, but the owner does own the land and a right to use common areas. These are great because we don't have to worry about FHA approvals.

Interesting.  We have "townhomes" even one level ones where buyers own to a zero lot line and it may or may not be attached.  Owners there however do have to maintain the entire part they own including the outside, but none of the grounds surrounding or common areas which are included in the HOA fees. But the "condo" where the ground under is owned surely makes financing easier?

B'Liz, my parents lived in a Landominium, and what a great set up!  I do wish I could find one here in DC - I'd trade it in a nanosecond for This Old House with it's constant upkeep and messy yard.

Karen, Very similar if not the same thing by a different name.  We have more than one term used here for the same type of housing.

Tammy, Here the townhomes are always at least 2 stories if not 3 level, and no real issue financing them that I've seen.

Pat, Yard and exterior maintenace can become a costly burden.  A lot to be said for letting the HOA deal with it all.
