Build it and they will come. Words to live by. There are a lot of those out here in our midst that are playing a misleading game - Selling themselves by playing with the numbers and working from a "national" average. Example, you take numbers of licensed Real Estate Agents, just the sheer numbers, those that have taken their test world wide, the numbers would be staggering. Let us simplify this exercise:
In the State of California there are almost 550,000 people with their Real Estate License. That is 1 in every 52 adults that reside in the state. Then you have agents that take those numbers and rank themselves according to the number of licensee's. This is misleading you due to the fact that just because there are 550,000 Real Estate Licensee's, not active Real Estate Agents, they could be involved in appraisal, lending, inspection, or some other aspect of the Real Estate game, and not Re-Sale.
Then you can shave even more numbers off the "attempt" to mislead you, to get true numbers you would have to then see how many are actual "Realtors". Members of the California Association and National Association of Realtors. Then from that see how many "deals or transactions" they closed in a calendar year and look back at their track record. Just because 1 agent has 1 good year, the business does not depend on "1" good year. Look at the overall track record.
Whoa - Here is one - How is the agent respected amongst the others in the industry? Does it matter? I would say so, I would say this - When an offer is written, I look to see who the agent is, I actually care, if the agent is known to be a shark and someone that has a problem with honesty due to our past dealings and views by the majority in the Real Estate Industry - You can be sure I will share that information with my Seller or Buyer. I need to keep them appraised and run the interference for my clients during the entire game.
Make for certain if you are seeing things like being "voted number 1 agent" or "number 1 local agent", statements of fact like the ones presented here - You verify where the voting took place. How were those number determined, were you given a chance to vote? - :-)
There are a lot of tricksters - The bottom line - Pick an agent that you truly like - that has a good Internet presence - that is available - and that has an established track record in the community. Statistics are great - but remember when an agent has an open cancellation policy, cancel at any time with all parties being able to walk away without any "attitude" and they make you aware of that, you have found something that is quite rare in the Real Estate Re-Sale Industry.
