Our Party Is Over | The Summer Went By Too Quickly | Dreading Winter!!

The party is over, and the weather will soon be too cold to “hang-out” at the beach.  What a sad thought!!  We’re on the last stretch of 2015, and we have approximately 2 and a half months remaining to create transactions that will close this year.  Production during the last month and a half of 2015 will determine what the beginning of 2016 will look like.

I don’t know about you, but that thought doesn’t excite me.  This has been a challenging year for listing agents.  Most areas of the country have experienced a sellers’ market, and that equates to digging deeply for new, fresh inventory. 

If the market continues in this direction, we will be headed for another ruthless winter.  One team member, Eric, is working diligently to secure subdivisions that are approved and ready to develop. This is what will carry us through the winter months.  If there are several subdivisions, the team members can assist him with coverage. 

These subdivisions are throughout Massachusetts, but when listings are slim to none, we will go where we find business.  New construction was the stabilizer that carried us through the past crash. 

Is the bubble going to burst again?  If it does, will you be prepared to continue to earn income?  New subdivisions will keep you alive through the tough times.  Builders need to move the product, and those who own their land outright have the flexibility to adjust, if adjustments are necessary. 

If we need to travel and work from the sales office of each new   subdivision, our team is prepared to do that.  It’s now time to think about the near future and have a system in place, if the market turns for the worst this winter.  New construction is our life raft, and we’ll all be onboard to stay afloat

I for one am happy the 90's are coming back, I have to appointments this morning and then heading to the beach for the rest of the Koliday. I am with you dreading winter. And for the bubble, i am seeing changes and lots of fear with interest rates which could send us down again. I am ready what ever it throws at me

Hi Barbara Todaro Summer was way to Hot here this Year, with some days hitting 100F, The Best Part was Joan Cox  and Ginny Gorman  visit to Victoria, BC. Hey...It's only 6 months until Spring..:O)) Great Idea to work with New Home Sales and subdivisions, We have limited amount of available land here, so not a lot of SF Homes except on small lots, lots of New Condo developments who complete with existing condo sales. Existing Single family home sales are experiencing a low inventory and multiple offers for Sellers.

Hey come to Victoria for the Winter..No Snow, our SF home prices are around $600,000 +-

Fred Carver I complain about the snow, but if I had a winter without it, I'm not sure if I'd like that either....last year we had 8' of snow....I'd like moderation!!

Barbara Todaro 8 Feet is a lot of White Stuff, we do on occasion see some white stuff, they are still talking here about the blizzard of 96 when we had about 5 feet in one night, nobody near us Like Seattle or Vancouver got that storm. We have no snow removal equipment only municiple trucks with snow plows. Our Streets where plugs and nobody drove anywhere, our military where driving nurses and doctors in military vehicles to the hospital..No I Like to watch it on TV or in a movie, and glad it's not here, besides I don't like to be Cold or too hot!! ..Ha

Not looking forward to winter Barbara Todaro I NEED the sunshine to keep me sane. It has been busy and I'm hoping for some good new construction listings this fall. Yes indeed! I have a few right now and those seem to sell faster than the resale homes.

Barbara, so much of the land, large land, is tied up in trusts & families...it is tough...plus we don't have your market...sales are up but home sold prices are not... it has been an incredibly quiet past week.

builders are being careful with pricing.... prices are not climbing here,...if anything, they have leveled off.... many price adjustments needed before homes are selling, unless the home is priced "right on the money".... not that crazy market....careful pricing...

We didn't experience a seller's market in our area this spring/summer.  It was more stable, but challenging to get things sold when there is more to choose from and not as much buyer frenzy.

I can relate Barbara-when I was a kid living in NY state my mood changed drastically on this weekend. It was the end of all my "fun n sun days" and the dark cold gloom n doom days lay ahead. That is the sole reason I moved to Florida when I was 19. I wanted to be where it was summer everyday and I never looked back
