During a recent broker caravan, I walked into the house with cute curb appeal and drought tolerant landscaping.
It was a warm yet not oppressively hot day and the the door was slightly ajar.
I closed it behind me and the door knob fell off in my hand.
That should have been my first clue.
The listing agent standing in the corner who didn’t at all seem surprised should have been my second clue.
Oh, that’s been happening all day.
I told my sellers they should fix some of these small things.
A door knob - this small thing as I handed it to him to reattach err reinstall err rest in place until the next guest discovered this clue.
I could see other small things that didn’t show up in the great mls photos or marketing material -- that’s one of the reasons I continue to preview properties whenever I have the opportunity.
Small things make a difference.
Small things add up.
Small things can create a perception of a property 's condition.
It may be just a door knob.
But it serves a function. And the lack of or a broken one -- can say a lot about your home.
