Remember that we represent your client to help them create a "scope of work" and bid the job so they can solicit bids from local contractors for their renovation project and rest assured they will all be bidding the same list of repairs. This is so important in order to compare "apples, with apples". I can't tell you how many times we have a home buyer tell each contractor something different as they walk the property and remember one more thing they want to do.

If you have a home that needs renovation or remodeling, one of these loans may be the solution to your sale. These loans provide the renovation money along with the prurchase or refinance money all in one low interest loan with one closing, low interest and a 30-year fixed rate.
Maybe you sold a home a little while back. Call that client and ask if they have finished making the repairs they needed. If not, we can refinance the home before the 6-month mark and save them having to pay closings costs all over again in some cases they will be able to count all the money they originally put down as money in this project and only have to pay 3.5% of the construction portion but this must be closed within 6 months of the original loan closing. Otherwise we may be able to use equity to keep them from having to pay a down-payment at all.
