The process of putting your home on the market can be overwhelming and time-consuming, so before you try to sell your property, you need to ask yourself a few questions. Being honest with yourself and with the people around you will help you have a more positive selling experience when you’re ready to move.

Be honest with yourself. Why do you want to move? Do you not like the kitchen? Are there major issues? What is it about your home that makes you feel like selling it? Your answer might be simple. After all, maybe your family is growing and you need more space. Maybe your home is just too big and you have become an empty nester. It is possible, though, that your answer is more complex. You're experiencing a job transfer, relocating, or you're home has become a financial burden and you're looking for help! Either way, it's best to find someone that understands your needs, goals and is willing to see your move through to accomplish what you're looking for.
- Are there any serious problems with the house?
Potential buyers will have the house inspected before they purchase your home. What will the inspector find? Are there any serious problems with the home? If there are, realize that you need to disclose this to potential buyers. Major problems will also impact the price of your house. If your home has a lot of issues, consider fixing them before you put your home on the market in order to get the best possible price. Fixing any real problems with your home prior to listing it also opens up various financing opportunities such as FHA, DVA (government loans). If your home is in too poor of a condition, not all loan products will apply therefore eliminating certain buyer's from purchasing your property. Take a quick walk around your house, check cabinet drawers, handles etc. for property closure, tighten any loose knobs, WD-40 squeaky doors and re-adjust hinges that are tight or hard to open or close. Taking a thorough walk through the house and fixing a handful of small things will cost very little and keep the buyer from being distracted by small miniscule repairs. Remember buyer's tend to make mental repair lists as they walk through the house, eliminating easy fixes shortens that list. It's frequent for a buyer to assume "there's just too much to do" when there're a lot of differed maintenance or projects to tackle.

Are other homes in your area selling well? If they are selling, how much are they going for? If you don’t have a background in real estate or home buying, an agent could be a valuable asset. As rules and regulations change with home buying and home selling, it's important to protect yourself. Although typically uncommon legal matters can arise during a real estate transaction, having a real estate professional making sure you're properly protected could save you money down the road. As with any specialist, a Realtor will be there to successfully market your home for not only a competitive price, but utilize systems to drive traffic to your home and create the exposure necessary to find a buyer.
