Princeville Kauai condo / house update for Aug 30th to Sep 5th

Aloha from Princeville Kauai,

This week I DO NOT have any new hurricanes / tropical storms to report, although remnants of both Ignacio and Jimena brought high surf and heavy rains to the Islands, primarily on Oahu and the Big Island. Kauai saw it’s fair share of both and was under a flash flood warning for a period of time, but managed (so far) to escape any real damage.

Of course, the storms have continued to bring us extremely high humidity leaving all of us sweltering. It’s a good time to go shopping in an air conditioned store or go to a movie just to escape for a bit.

The weather may have been the cause for so many cancelled escrows but it’s really hard to know what causes a transaction to fall apart. In condos this week, three units came back on the market out of escrow and one home. Take a look for yourself:

New Listings:

Kaiulani 42 was purchased for $1,699,270 from the developer in 2/07 and is now on the market for $1.550M. It was previously listed for 12/14 to 7/15 for the same price.

Pali Ke Kua 143 is listed for $699K since selling for $480K in 9/11.

Back on the Market:

Kaiulani 55 was in escrow as of 7/8 but is now back on the market still priced at $1.199M. The previous purchase price was $999K in 5/13 from the developer.

Puamana 5B went into escrow on 8/10 but unfortunately fell out and is back on the market priced at $369K. The prior sale was for $296Kin 10/03.

Plantation 1622 went into escrow on 7/30 and like the other two, also fell out. It is back on the market still priced at $549K. The seller purchased this condo as a bank owned property in 8/12 for $399,901.

Contingent:

While priced at $379K, Sealodge B6 found a buyer after 749 market days. The seller bought this unit for $69,500 in 9/86. Paliuli 7 went into escrow while priced at $629K. The free standing condo was purchased for $670K in 3/07.

Sales:

Hale Honu 10B sold for $295K while listed for $299,500. The last sale was for $365K in 9/07. Puamana 10A sold for $378K while listed for $390K. The prior purchase price was $425K in 11/03.

Under Contract:

Hanalei Bay Villas 7 is now under contract while priced at $835K and should be closing shortly.

Expired:

Kaiulani 16, which last sold from the developer in 4/08 for $2,127,240, expired after 335 market days priced at $2.199M.

New Listings:

4391 Emmalani Drive, a golf course mountain view home, came back on the market with a new price of $999K but then quickly increased to $1.099M which is why you’ll also see it under “price changes.” The property sold as land in 6/88 for $95K. It was listed before for 222 days from 12/14 to 7/15, starting at $1.325M and reducing to $1.195M during the life of the listing.

Back on the Market:

Bank owned 3925 Kamehameha went into escrow on 8/25 and fell out this week. The last sale was in 7/05 for $1.585M.

Contingent:

After 104 market days, 3789 Mapuana Place went into escrow with a list price of $775K. The last sale was for $584,500 in 12/10.

Priced at $1.249M, golf course 4555 Emmalani Drive went into escrow after 351 days. It sold for $600K in 6/02.

Expired:

4161 Kamalani Lane came on the market 645 days ago and expired this week with a list price of $895K. It was purchased as a bank owned property in 3/99 for $260K.

Price Changes:

4080 Aloalii is now $1.430M down from $1.649M. The seller bought this home for $1.695K in 3/07. 4105 Kekualike was priced at $789,500 and is now $769,500. The prior sale was for $707,500 in 6/07.

3626 Kaweonui reduced to $1.088M from $1.175K. The prior sale was for land in 1/00 for $125K. 4391 Emmalani came on the market at $999K and increased to $1.099M. The prior sale was for land in 6/88 for $95K.

Saturdays are a good time to enjoy the farmer’s markets, although you can find them all throughout the Island during the week if you take the time to look. Hanalei is one of the better knows North Shore markets. It’s just outside of Hanalei town and is open from 9 to noon. Don’t even think about coming late because they close down at noon pronto.

The market in Kilauea by the Mini golf is newer and smaller than Hanalei but offers pretty much the same thing when it comes to veggies and fruits. It doesn’t have all the crafts that you’ll find in Hanalei but parking is a bit easier. I like both and sometimes alternate between the two.

During the week you can go to the Kauai Sunshine Markets which are offered at 7 locations throughout Kauai, from Kilauea to Kekeha. You can find the schedule on the Kauai government website here.

Here is another website which lists other “private” markets like the one is Wainiha on Tuesday at 2. There are plenty so you should be able to enjoy fresh produce whenever you desire.
