The Woodbridge, Virginia Real Estate Fall 2015 market is primed to be a Strong Buyers Market with Interest Rates still under 4%!
I love being a Buyer Specialist and each year about this time I do a review of my buyers from last year this time to see how they are doing. This year it is quite exciting to show my buyers and you just how much things have changed for them all while they are just living and enjoying their home and having finally the pride of ownership.
Here is just one Example here of a contract I wrote in Oct 2014 and you can see they got it for $444,900 and the seller paid 12,000 in closing costs. So their net they paid was $432,900.

Now I just checked to see what comparable sales were before I made my phone call to them to give them and update and well it does not get more exciting than this! This Net for the same floor plan was $463,000 just 10 months later!

If you take their net sales price of $432,900 and subtract it from 463,000 they have $30,100 in equity!
When I met this buyer they had been shopping online for over two years they had the Redfin and Zillow apps and in fact, I actually met them at an Open House. They were looking at a townhome that was completely updated and lovely but it was built in the 70's and there is only so much you can do with 1600 sq ft! They were living in an apartment they had rented for 6 years and had outgrown it long ago. They were hoping to get a back yard and some extra room. I asked them if they were open to coaching and in just a few short weeks later they had a ratified contract on their dream home!
These buyers had no idea that they could afford a home like this or even where it was located. That is what a good realtor does they listen to your needs and wants. they ask questions about what you love about where you live and what you would not miss! Once I have that information and your budget I love to show options and you get to choose how to proceed.
Telling someone that they have built the equity of $31,000 in 10 months is an amazing feeling! Especially delivering that to folks who were renting for all those years. Did I say I love what I do?
