These clients contacted me looking for a home in Canton MA in need of updating and renovating They were first time buyers hoping to buy a home in Canton. Their price point was below our average sales price but they were willing to take on some renovations on a house with good bones and build up some sweat equity. With a VA loan, they were able to finance the house with zero down and use some of their savings for renovations.
I really enjoyed working with these buyers. Their young son brought a smile to my face every time I saw them with his chatter and questions, always politely asking me if he could turn on and off the light switch to test it. To this day I miss seeing him and answering all his questions.
Inventory was limited but, after looking at a number of homes, they settled on this cute village colonial in Canton. The house had been bought by a builder, the large lot had been subdivided for a brand new home next door and the builder was selling this house. It was not a huge house but with three bedrooms, it was sufficient for their needs. It had newer heating system, electrical and roof and the builder was connecting the property to town sewer and eliminating the old, outdated cesspool. The inside, with wallpaper and an older kitchen and bathroom, was in need of updating.
Listed at $299,900.00 The final sales price was $282,500.00, well below the average sales price for a single family home in Canton MA.
