How many agents can a Home Owner list with to get more exposure and a quicker sale? That was a question from a Manchester NH area Home Owner who asked if I would be one of the five agents he listed with. Some how and some where he got a tip that if he hired 5 agents on open listings he could get 5 times the exposure and sell the home in 1/5 of the normal time.

 

The problem is that Selling a home does not work like this. If you can find 5 agents who want to list your home in an open listing where only the one that brings the buyer gets paid for the sale, then you can try. But the HARD FACTS are that you may only get 10% of their effort and none of their marketing money to sell your home. You could wind up with a lower percentage of effort and a home that goes unsold.

 

There is no short cuts when it comes to selling a home. Choose 1 GOOD Listing Agent who will give you 100% of their effort, marketing and advertising to sell your home. When I told this seller that on average we put home sunder contract in less than a month, some within weeks and some within mere days. He sat mouth open not realizing that this was possible in today's market. I let him know how I work with buyer agents to bring their buyers to my listings. I went over home values, market conditions, my marketing program and that I stand by him through each step of the selling process. He then in an excited voice yells out "why he would need 5 agents then"? and i said "exactly". 

 

He now has a couple of agents that did accept his open listing but lucky enough there is a clause for ending the listing upon written notice. He has some writing to do so he can get on track and list and sell his home the right way.

It starts with choosing the right agent. a. Ask for a Full time agent whose sole job is to sell homes. b. Ask for a Full service agent who will guide you through each step of the selling process. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.  

 3. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.

open listings can have their place , more so in commercial and large land deals. but the facts are that most homes dont get sold by the listing agent. they have to get it out there to get real exposure.good post

Hi Scott - Back in the day, we did occasional open listings on land and comercial/industrial stuff, but I don't think I've ever seen it on a residence in this market. And the best agents like you are certainly not going to be signing up.

Our MLS will not accept open listings. That should be reason enough for a seller to go on an make a decision and get his home on the market with a good agent.
