Bill, Todd, Marcel - PVRM pricing is a copywrited system developed in the late 1970's to help sellers get their homes viewed by a wider range of buyers.

In Europe it is common for sellers to list their homes for sale at the bottom they will consider and they negotiate up instead of down so this is where the concept was originally taken from. The American public is looking to negotiate down so ranges were developed.

The higher the value of the property the wider the range.

In a market that is declining this concept helps buyers to see property that may have been slightly over their range but may not be out of reach if the property meets their needs. 

It encourages offers and isn't that where our abilities as negotiators comes into play?

We have many testimonies of homes languishing on the market for months then being changed to a PVRM - getting many showings and multiple offers. Were the offers low - yes but they are offers and most end up selling and that is the point. Right?

Thanks for your questions and comments so if you have an opportunity to show a PVRM listing - do not be afraid - the worst that can happen is the buyers decide it isn't a property they want and the best is they will make an offer and you'll get to help them negotiate an acceptable price.

What does PVRM #35 mean?  I know that it is in reference to Range Pricing but am not familiar with the code.

It sure looks like a very nice condo!  How big is it?

Lucky - As mentioned in the comments above Prudential Value Range Marketing is a patented system where sellers can price in a range to encourage more buyers and hopefully offers. The home is +/- 2200 square feet. Thanks for your comments.

Judy - Range pricing is an interesting concept to me. I've never tried it.

Is this home in the MLS and if so, at what price? How about on your website - curious on what price it would be listed at.

Debbie - Good question since MLS requires a fixed price. The rule used to be that we had to list at the top of the range but since early this year they have decided that we can list at the bottom of the range which has been an invaluable tool to help buyers that may not have considered these properties listed at the top to come and take a look and yes even make an offer and eventually buy.
