What makes buyers choose a particular home? It's often visceral.

Homes often connect on a deep level. 

It's always interesting to see how homes evoke emotions.  Case in point, if buyers have a million dollars and tour 5 gorgeous homes, what makes them choose one luxury home over the other? For most of us, the choice has a lot more to with our personalities and values than we realize.

Certainly, there are some objective decisions that are important too, such as good schools, or the property's proximity to services, or the airport. However, there are quite a few subjective factors that come into play. 

It's the reason a family chooses a formal estate on the top of a mountain, rather than a lodge style home in a wooded setting along the river.  When the price point and condition of the homes ( and amenities) are similar, it's the subjective factors that carry the most weight. 

Many of our purchases resonate with us on a visceral level.

Recently, we spent time with a couple whom we adore. We were with them when Apple announced their new iPhone 6s and 6s Plus, with 3D Touch. They too are big fans of Apple; their products, branding, and customer service. I suspect, on some level, our mutual admiration of Apple has to do with our similar values.  

Here's a quick example. I'm hoping one of these bracelets wil be on my wrist soon. And, I certainly hope my husband is reading this too. They are both silver, both priced at $1200. Both are lovely.  Yet, one of these bracelets connects with me on a very deep level. The first is an offering from Tiffany's, the second is a playful creation from an artist known for designs reflecting nature's wild abandon.

Those who read my blog regularly, or who know me, will likely pick bracelet number 2. It's the bracelet with a whimsical design and an ode to Nature. It best represents my personality, passions, and values. It resonates with me on a visceral level. 

It's important to understand how our purchases can be subjective, as well as, objective. As Realtors®, we need to remind ourselves of the importance of allowing this process to happen organically for our clients.  And, we can certainly use this knowledge to help position a particular home in the marketplace.

Good morning Debb,  The intangibles make the world go round and the tangibles keep on the tracks.  Anyone having read just one of your posts or watch a video would know your bracelet choice.  So I doubt seriously your hubby need read your post to know.   Make it a great weekend.

Debb, I love the second bracelet and hope that Bernie knows exactly where to find it for you! I think that all of our purchases and in fact, our tastes in people, have much more to do with chemistry and subjective emotion than anything objective-I think that this is what taste is all about.

Good Morning Debb Janes - Those are both lovely bracelets, and personally, I think you deserve both. But if I had to choose, I would go with the one I connect with the most and I agree with you, that would be #2. They say it's the thought that counts, so I know you will appreciate whatever he chooses for you but I hope the choice is #2 and if he can't decide, he buys two, one for each arm or to alternate, depending on what's your mood. 

All these comments connect nicely with this post that you wrote. Though the opinions are many, it's obvious you have made a significant impact on all of us here on ActiveRain. You should know by now, we all love and support you. You are definitely more valuable than the price of one or even two bracelets. You're worth a fortune of unlimited gold.

I was especially interested in the comment by Dick Greenberg. Engineer buyers are more of a challenge to me and from here on out, I will reference Dick's comment when working with Engineer minds. I would add, the only one who I find even more challenging is a Female Engineer - I'm working with one now.

Bracelet 2 would be my preference too and it has your name written all over it Debb. That would be one I would wear a lot.
