While first time buyers are the most prone to do this, sometimes even buyers who have bought and sold a number of houses fall into this trap.
You know the house. It has that odd floor plan, or a style that hasn’t been popular for 20 years. Maybe it is the location or some other aspect that is the reason there are dozens, and dozens and dozens of business cards :) from previous showings on the kitchen counter.
But your byers are excited about it. Yikes!
Step 1 Give them time. Have them walk back through it. Ask gentle questions that may bring them to their senses.
Step 2 If it comes to it, walk them back over to the kitchen counter, pick up all the business cards from previous showings, fan them out, drop them one by one back on the counter, ok you don’t have to be that dramatic :), and ask them seriously, if you buy this house, when you are ready to sell it in a few years, who are you going to sell it to?
Help them see why the house is not getting offers and why they would have an equally hard or harder time finding a buyer in the future.
We never like to rain on a buyers parade but sometimes we are saving them from making a huge mistake they will regret later.
We you find the right house, they will be glad you saved them from “that” house.
