Sonoma County Homes Sales August 2015

Home sales in Sonoma County were lower in number than the two previous summer months, but the median home price rose just slightly. The current median home price in Sonoma County is $547K, which means there are still quite a few homes that are under water. The all time high median home sale price was $619K in 2005. Will we get to that price again? Eventually, but I don't know if it will happen during this particular real estate cycle.

Home prices in Sonoma County are up anywhere from 7% to 15% from a year ago, depending on which summer month you look at. Either way, home values are up. This has been going on since January 2012 when home prices were just over $300K. That's an 80% increase in value in just over four and a half years.

The most expensive places to live in Sonoma County are the coast, Healdsburg, the town of Sonoma and Sebastopol. The least expensive places to live are Cloverdale, Russian River, Santa Rosa and Cotati/Rohnert Park.

Cynthia does the high amount of homes still underwater mean that there are still a lot of short sales going on?

Anna Banana Kruchten I'm not sure what percentage of homes are still underwater. We had a ton of short sales and foreclosures that took care of a large percentage of underwater properties. There are now 477 homes reported as being sold in August 2015. Eight were short sales and five were foreclosures, less than 3%. In August 2011, over 40% of homes sold here were distressed. Big change!!
